The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated March 17, 2023, and duly recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed of Trust Book 5079, at Page 3330, Joshua Adam Blaylock and Alicia Rose Blaylock did convey unto Angela C. Ramsey, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk's Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Raleigh County Courthouse, in Beckley, West Virginia, on

September 24, 2025, at 11:53 AM

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Marsh Fork District, Raleigh County, West Virginia, and more particularly described as follows:

PARCEL NO. 1:

Said property is located on the waters of Drews Creek, in Marsh Fork District, Raleigh County, West Virginia, and being more particularly bounded and described as follows:

BEGINNING at a stake, which stake is the southwest corner of tract of land conveyed to Virgil Webb and Doris Webb, his wife, by deed dated the 2nd day of December, 1966, from Quentin Barrett and others and indicated as Lot No 2; thence with the Virgil Webb and Doris Webb line N. 46deg. 30' W. 104.5 feet to a stake; thence S. 51deg. 30' 78 feet to a stake; thence S. 46deg. 30' E. 110 feet to a stake; thence N. 47deg. 00' E. 78 feet back to the point of beginning, and being more particularly set out on a map, which is attached hereto and made a part of this deed for all purposes, which said map is entitled "BARRETT HEIR'S TRACT OF LAND LOCATED ON DREWS CREEK IN THE MARSH FORK DISTRICT OF RALEIGH COUNTY STATE OF WEST VIRGINIA, SCALE 1" = 50' MAY 8 1952 G.H. MILLER, REG. ENGIR.", and this property is indicated on said map as Lot No. 3.

PARCEL NO. 2:

The following described lot or parcel of land lying on the waters of Drews Creek, in Marsh Fork District, Raleigh County, West Virginia and bounded and described as follows:

BEGINNING on the line between Mrs. T.R. Barrett and Milton Webb with a small white oak as a marker and running S 4 30' W. approximately 125 feet to a walnut in the branch; thence S. 71 30' E. 246 feet to two small buckeyes; thence 13 30' E. 44 feet to a stone marked "X"; thence N. 83 E. 33 feet to a stake in the bottom; thence S. 46 30' E. approximately 306 feet, crossing the bottom, to the line of the Marsh Fork Railroad Company; thence N. 78 feet along this line to a stake; thence in a straight line in a westerly direction approximately 1,000 feet to the place of beginning, and containing 1 1/2 acres, more or less.

LSOT: Deed Book 263, Page 43, dated October 20, 1947. Thereafter, Doris Irene Webb, died September 1, 2022, See Will Book 5078, Page 1935.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of Joshua A. Blaylock, 198 Drews Creek, Naoma, WV 25140.

AND BEING the same real estate which was conveyed to Joshua Adam Blaylock and Alicia Rose Blaylock, by Deed dated March 17, 2023, from Valerie Diana Bonds, and recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book 5079, at Page 3329.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in "AS IS" condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.

It appearing that the whereabouts of Daniel Hankins, or of anyone claiming paternity of infant child, is presently unknown at this time, it is ORDERED Daniel Hankins, or any named or unnamed father, or anyone claiming paternity of infant child, appear in the Office of the Honorable Darl W. Poling, Judge of the Circuit Court of Raleigh County, West Virginia, for an Adjucatory Hearing on September 12, 2024 at 1:30 p.m., of that day and object, or make other defense, to the Petition, otherwise guardianship of the child may be granted to the West Virginia Department of Health and Human Resources, the parental rights of the father and mother terminated.
Further, it is hereby ORDERED that Daniel Hankins, or anyone claiming paternity of F.H., DOB: 04/06/2017 and K.H., DOB: 07/01/2019, be advised of his right to have counsel at every stage of these proceedings and that counsel will be appointed if they cannot pay for the services of counsel and that such proceedings may result in the severance of parental rights and transfer of custody of said child unto the Petitioner.
